An EICR checks the condition of an electrical installation and records whether it is satisfactory or needs remedial work. The report should make clear which observations matter, what needs doing first and what can be planned for later.

A Condition Report, Not A Guaranteed Pass

Often called an electrical safety certificate, an EICR is a report on the condition of the fixed installation at the time of inspection. It is not an installation certificate for new work and does not automatically include appliance checks or repairs. Agreed limitations are recorded. Circuits need to be switched off for parts of the testing, so access and any sensitive equipment should be discussed beforehand.

Landlord Records And Remedial Work

For rented homes covered by the rules in England, required investigation or remedial work must be completed within 28 days, or sooner where the report requires. Keep the report and written completion evidence. Existing tenants must receive the report within 28 days of inspection, and new tenants before occupation. A new tenancy does not automatically require a new EICR if a valid report covers it and outstanding actions have been addressed.
